The Buyer Said "Call Me After Diwali." Will Anyone?

Say a family visits one of your projects in October and likes a flat on the twelfth floor. They tell your broker they will decide after Diwali, once they have spoken to their bank.
Three weeks later, that broker may be busy with a new launch. If the details sit only in one person's WhatsApp, nobody else on the team knows the family is waiting for a call.
Keeping that follow-up on track is the job of a CRM for real estate. Camrio brings buyer conversations from WhatsApp, email and your website into one inbox, and records what each buyer said and what should happen next.
Why real estate leads slip
A property sale passes through many hands before anyone books. An enquiry leads to a brochure on WhatsApp, a call, a site visit, a family discussion, a loan question and a negotiation. On the buyer's side, a spouse or parents often join the decision. On yours, pre-sales, the site manager and the closing manager may each speak to the same family.
Each handover is a chance for a detail to drop. The broker who did the visit may be the only person who knows the family wants a flat near a school, or that they asked about covered parking.
WhatsApp adds a timing rule. Under Meta's WhatsApp Business Platform pricing, a 24-hour customer service window opens each time a buyer messages you. Inside it, ordinary replies are free. Once it closes, you can only send pre-approved template messages, and Meta has charged for marketing templates per message since 1 July 2025.
A reply that waits until the next day may therefore need an approved template. A follow-up sent weeks later, after Diwali, will need one unless the buyer has written in the meantime.
How Camrio works as a CRM for real estate
1. Give every enquiry an owner when it arrives
Enquiries from WhatsApp, email and your own website or app land in one inbox, linked to the same buyer. Each conversation shows who owns it and what happens next.
Camrio Workflows can assign a new enquiry by rules you set, alert the team and create a follow-up task. A workflow can also send a welcome message in your sending window, using a template your team has written and approved.
A quick first reply matters for cost as well as for the buyer. While the 24-hour window is open, your broker can answer questions and share the brochure without paying for template messages.
2. Brief the site team before the visit
Before a site visit, anyone on the team can ask the AI assistant for a catch-up on the buyer. It summarises the budget and concerns the buyer has raised, and lists what has already been sent.
Colleagues can also leave private notes on a conversation and tag each other, for example to hold a particular unit for a Saturday visit. Buyers cannot see these notes.
3. End every visit with a named next step
After a visit, each buyer has a stage and a next step with an owner and a due date, such as sending the cost sheet by Monday.
The AI assistant can draft that follow-up from the conversation so far. A person on your team reviews and edits it before it is sent.
Managers can see where each buyer stands without asking for updates on the evening call. Buyers who have gone quiet are easy to find, and our post on how your inbox can tell you which lead to chase next explains how leads are ranked.
4. Write down the buyer's timeline
Camrio notes it when a buyer mentions a timeline in conversation. If a family says they will decide after Diwali, that timeline sits on their record with a follow-up date.
When the date comes, the WhatsApp window will usually have closed, so the first message back has to be an approved template. Keep a short, personal template ready for this. Once the buyer replies, a new 24-hour window opens and the conversation can continue normally.
5. Send campaigns that follow RERA rules
Campaigns let you message a chosen group, for example everyone who visited a project except those who have booked, with news of a new tower or a price revision. The delivery report shows how many messages were sent and delivered, and for email campaigns, how many were opened and clicked.
Project promotions also fall under the Real Estate (Regulation and Development) Act, 2016. Section 3 bars a promoter from advertising or marketing a project that is not registered with the state RERA. The Andhra Pradesh RERA advertisement guidelines add that the registration number must appear on any advertisement.
Put the project's RERA number in every campaign template, and check your own state authority's rules on what else must be shown.
How to start without giving up the WhatsApp Business app
Start by connecting your WhatsApp Business number and email, inviting the team and assigning open conversations. Campaigns and workflows can come later.
If your brokers already sell from the WhatsApp Business app, they can keep using it. Meta's coexistence onboarding guide lets one number run on the app and the Cloud API at the same time, with one-to-one messages mirrored between them.
When you connect, chats from the last six months can be synced, but only within 24 hours of onboarding. Group chats and broadcast lists are not supported on the API side. Our WhatsApp Coexistence explainer covers the setup.

FAQ
Is Camrio a CRM for real estate?
Yes. Camrio is a CRM for teams whose deals run through WhatsApp, email and calls, which fits brokers and developers' sales teams. It keeps each buyer's conversations, stage, notes and next step together.
Can Camrio take enquiries from property portals?
Yes, when the portal sends enquiries by email: they land in Camrio's inbox alongside your WhatsApp chats. Other sources can be connected through Camrio's custom integrations.
Does a WhatsApp follow-up after Diwali cost money?
It usually does. Once 24 hours have passed since the buyer's last message, Meta only allows template messages, and marketing templates are charged per message. Camrio's inbox includes templates your team can use for these messages.
Can my team edit the AI's drafts?
Yes. Every draft in Camrio is a suggestion your broker can edit or discard, and nothing goes to the buyer until they send it. Messages sent by workflows use templates your team has approved in advance.
